Seafront Apartment Building
JWPC secured planning permission for the construction of an apartment building of 31 two-bedroom units in a seafront location close to the centre of a Lancashire town. The site previously contained a hotel and residential care home, and the Council's policies sought to restrict development to tourism uses.
However, as the site had lain vacant for a number of years, and with little prospect of a hotel being developed on the site, JWPC worked with the landowner and local architect to present a high quality six-storey apartment building for residential use, with the majority of the apartments benefiting from a seafront view, including two penthouse apartments, to secure a high land value and ensure quality of construction to reflect the prominent location of the building.
JWPC managed a consultant team to prepare a development and planning application that was accepted by the Council, despite initial concerns regarding the use and design. The issues that arose were dealt with at the early stages of the project through engagement with the Council's Planners, whilst ensuring the resultant development proposed would be attractive to the development market and the prospective residents.
JWPC managed the planning process from initial scoping of the potential uses of the vacant site, all the way through to presenting the application to the Planning Committee and securing consent for the development.
