JWPC Limited is an expanding,
specialist town planning and development consultancy with considerable
experience in assisting developers, development teams, commercial and public sector operators
to achieve workable planning permissions on time and within budget. The
consultancy is led by John Willcock (Clitheroe office) and Jonathan Phillips
(Oxford office), who set up the practice in order to provide an expert,
personal service to meet the needs of a varied client base.
The consultancy’s aims
are to provide a first class, professional and effective advisory service
in a competitive, niche industry. Consultancy is undertaken on a personal
basis with integrity, consistency and commercial awareness. The high level of our success stems
from a close understanding of our clients’ needs, the ability
to identify creative solutions to challenging projects and recognising opportunities to put land and buildings to the most beneficial and economic use. This approach is reflected
in the level of repeat business received. The consultancy does not, therefore,
rely on advertising or other promotional methods to secure work. We simply
rely on clients recognising our effective and personal attention to all
instructions.
The majority of projects are
commercially based, with a leaning towards leisure and retail uses, drawing
on the considerable experience of the partners who have both been employed
at senior positions within the pub, hotel and leisure industry.
Recent recruitment of senior staff has complemented the skills and expertise the consultancy can offer including advice on urban residential schemes, conservation issues, rural matters and the needs and requirements of the health care and education sectors.
Our current workload encompasses
a wide range of disciplines including:
- Development
potential appraisals – Establishing authorised uses and identifying
planning constraints and opportunities for development.
- Planning
applications – New buildings, changes of use, external alterations,
variation of restrictive conditions, negotiations and political lobbying.
- Appeals – Lodging of appeals against refusal for all applications by means of written representations, hearing and local inquiry procedures, including direct access to the Bar.
- Local Development Frameworks - Monitoring status and submission of representations on all Local Development Documents and Supplementary Planning Documents.
- Estate Strategies - Advising on and preparing strategies for developing and maximising use of clients' properties and land holdings.
- Enforcement and Planning Law – Appeals against planning and listed building enforcement notices, breach of condition notices and advice on permitted development rights.
- Listed Buildings
and Conservation Areas – Internal and external alterations, demolition,
design statements and justification for development.
- Advertisements – New or replacement signage schemes, tourist signs, advice for
signs excluded from control and court proceedings for unauthorised signs.
- Development
Plans – Monitoring status and submission of representations to
Local Plans, Unitary Development Plans and Structure Plans.
- Third Party
Representations – Lodging objections to applications by third
parties.
- Attendance at Committee and Public Meetings - Representing clients at committee, public meetings and exhibitions.
Collectively and individually the directors and senior staff have an in-depth knowledge of the UK planning system.
