Local Planning Authorities are statutorily required to prepare long term plans for the development of their area, which are termed 'Local Plans'.  These propose the Allocation of specific sites for development, principally for new housing.  JWPC has significant experience liaising with Local Planning Authorities to influence these documents and attempt to secure longer term development proposals for our clients.

Securing a sites allocation for development within a Local Plan prepared by the Local Planning Authority gives incredible certainty to the development potential of sites and secures longer term interest and value in the land. 

Local Plans are prepared at varying times by each local authority, and they often relate to long periods of time, up to 15 years in some cases, so it is important to ensure opportunities are not missed when they are presented.   In preparing Local Plans, there are opportunities to make formal representations to propose potential development land for allocation within the plans and we have substantial experience in the plan making process.

Although these plans are prepared directly by council planning officers and supported by local Councillors, the process is given final determination by the Planning Inspectorate, who undertakes Examination of the documents once the council has determined its proposed plan.  JWPC has undertaken many projects that required us to represent our clients throughout the Examination processes to ensure our clients land was promoted.
