22 luxury eco-houses in the South Lakes.
A local house builder specialising in beautiful, environmentally sound homes wanted to build 22 luxury eco-houses in the South Lakes on the site of a former poultry farm. Three of the homes would be affordable, and the scheme would also contribute a car park for a local walking and cycling trail and an orchard for the charity ‘Growing Well’.

Following the granting of outline planning permission, JWPC were commissioned by the site purchasers and developers to take forward the detailed planning consent. This entailed a Reserved Matters Application (covering the detail not included in the outline application) and renegotiation of the Section 106 Agreement on community contribution.

In addition, further planning permission was needed to extend the site area to include two further dwellings.

Energy-efficient construction techniques
Considerable negotiation took place with officers of the council to agree the final design and layout of the site and JWPC also worked alongside the applicants to ensure that the local community benefited from the development.

The houses enjoy not only exceptional design but also sustainable energy sources and energy-efficient construction techniques. The development was carefully conceived to respect the existing landscape within which there are protected trees, hedgerows and public footpaths. The application was recommended for approval by officers and supported by the Planning Committee, whose members commended the developers on their innovative and comprehensive approach to the redevelopment of this site.
